The first thing that will happen is your REALTOR® (that’s me!) will list your home on MLS (Multiple Listing Service). This is a reliable marketing tool that helps us showcase your special home in the best possible way. You’ll also go live on REALTOR®.ca. From that point, people searching for a property that matches what you are selling will get an email – hey look! A new listing, perfect for you! The people that are looking for a home just like yours are exactly who we are looking for. Therefore, we want to make sure your home looks its absolute best and that we communicate to potential buyers what makes your place special.

It’s also why pricing is so critical – we want to make sure we have priced your property perfectly, so we can capitalize on that initial listing. Experienced realtors are skilled at determining the absolute best listing price for your home, based on several criteria. This is a critical skill at this stage. We want the best listing to appeal to the buyers who have been waiting for your place to hit the market.

Those initial few weeks will be the most active period, and your REALTOR® will need a clear marketing plan to make sure to highlight your home to the best effect. I look over feedback, watch backend statistics, and observe what happens with showings. All these factors help us make any adjustments in the future that might be needed.

After the initial listing period, pricing may need to change as we wait for new buyers to enter the market. There are certain pricing thresholds that can also put you in front of a whole new batch of potential buyers, and we may consider those factors moving forward. Patience is needed, but so are making educated adjustments at the right times.
